QUESTION:
I have a listing agreement with a Real Estate Brokerage and have decided not to sell my house. Can I cancel the Agreement?
ANSWER:
The Listing contract is between the Seller and the Brokerage and both would have to sign the Cancelation form in order to cancel the contract and remove from MLS®. Check with the Brokerage policy on cancelation prior to signing the listing agreement.

QUESTION:
Is it true that there is a standard commission rate for listing your home?
ANSWER:
NO! There is no standard commission rate in the industry, and most salespeople are Independent Contractors free to charge whatever commission they want. Real Estate Boards, Canadian Real Estate Association and the Ontario Real Estate Association do not set commission rates as this is Anti-Competitive.

QUESTION:
I have received a brochure in the mail advertising a "Guaranteed Selling System" when listing your home with this salesperson, how do I know this is valid?
ANSWER:
Make sure to read the fine print. There may be limitations to such an offer. You can ask for statistics on successful sales through this guarantee. Also, any offerings through bulk mailing should include the statement: "This brochure is not intended to solicit properties already under contract."

QUESTION:
After my house is sold, how do the Agents get paid?
ANSWER:
The listing agreement will allow the Listing Brokerage to invoice your Lawyer for the commission, which is payed out through the proceeds of the sale, Once received the Listing Brokerage takes care of paying any other Brokerage or Salesperson (if involved)  the co-operating portion as stated in the Listing Agreement.

QUESTION:
Do Sellers benefit from an Open House? 
ANSWER:
Open Houses are conducted for the benefit of the Real Estate Salesperson. The property is used for self promotion to solicit new business. On ocassion a property may sell through the efforts of the Open House. 

QUESTION:
My house is listed and my salesperson informed me that they are going to work for another Real Estate Brokerage. Will my house now be listed through another Company?
ANSWER:
This depends on the contract your salesperson has with the Brokerage that has your home listed. The Brokerage owns all the Representation Agreements and may not want to release the listing to another Office. As the Seller you and the Broker of Record will have to sign a Cancelation Agreement beforer the house can be re-listed with another firm.

Does your website advertise SOLD listings?

​Our website is attached to the Sudbury Real Estate Board, and as our listing are sold, they are immediately removed for privacy concerns for the Sellers.Therefore SOLD listings are not advertised on our website.  U-View Realty has access to approximately 2,000 active listings through the Sudbury Real Estate Board and Member Brokerages, not only our own listings when working with Buyers. As a Boutique style Real Estate Brokerage, we only have our own listings on our website which may number from 10-50 active listings at any given time.
